Operations Executive | New Bahru
Key areas of focus – include but are not limited to:
- Manage technicians and external vendors to ensure the smooth operations of the Development.
- Administer routine inspections of the Development, including cleaning, security, refuse disposal, washroom services, building maintenance, sanitary and plumbing, mechanical and electrical systems, landscaping, and pest control services.
- Ensure preventive maintenance works are carried out by service providers in accordance with contractual requirements and established schedules.
- Oversee the smooth operation of the compound and ensure all emergencies are attended to promptly and rectified with minimal inconvenience and disruption to tenants and owners.
- Manage and execute procurement activities, cyclical replacement programmes, and enhancement works within the Development.
- Maintain accurate records, monitor work progress closely, and ensure all maintenance, compliance, and operational processes are followed through to completion.
- Demonstrate a high level of attentiveness by proactively identifying potential issues, conducting thorough follow-ups, and ensuring no operational gaps are overlooked.
- Assist the Operations Manager with any duties and projects as assigned.
Requirements
- Willing to work weekends when required.
- Able to respond to emergency situations on-site outside of normal working hours when required.
- Strong sense of ownership and accountability, ensuring tasks are followed through from initiation to completion.
- Able to adhere to established processes and procedures while maintaining accurate documentation and records.
- Strong coordination and communication skills when working with vendors, contractors, tenants, and stakeholders.
- Able to prioritise multiple tasks and perform effectively in a fast-paced operational environment.
